Stourscombe Vale is situated on the south east outskirts of Launceston. The town lies between Dartmoor and Bodmin Moor, just off the main A30 trunk road and one mile from the Devon / Cornwall border. Launceston, historically known as the 'Ancient Capital of Cornwall' (and called 'Lanson' locally) dates back to Celtic times and is an area of considerable charm and beauty with easy access to north and south coast.
Recreation & Leisure
Launceston benefits from a wide range of facilities that include the Phoenix Leisure Centre, providing activities such as swimming, keep fit, tennis and squash. There are also two golf courses and other clubs; bowling, cricket and rugby, etc. Close to the town is Launceston Steam Railway, the Tamar Valley Discovery Trail and Two Castles Trail.
Transport
Stourscombe Vale is conveniently situated close to the A30 enabling residents fast access to Exeter, Plymouth and Truro. Bus services link the town to various surrounding towns and villages. There are two local provincial airports one at Plymouth and the other at Newquay, the nearest mainline railway station is Tavistock, about 12 miles away.

Amenities
The historical market town of Launceston dominated by its Norman castle has a population of around 7,000. The town has a wide selection of shops, restaurants, banks / building socities and famous name supermarkets located on the periphery (nearest supermarket is half a mile from the development). Additionally, there is a library, police station, hospital, doctors, dentists and veterinary surgeries.
