Why buying a brand new home in Lanark can save you time, energy - and bags of cash

More energy efficient, no costly upkeep, cheaper to run, kinder to the environment and protected by the National House Building Council (NHBC) 10-year Buildmark Warranty, buying a new home at Heather Lea is probably a safer, more convenient investment than buying and renovating an old house, says award winning developer Redrow Homes.

The housebuilder has a selection of properties ready to move into and home buyers have the advantage of knowing that they will pay a fixed price for their new home.

According to Redrow’s group marketing director Simon Bennett, “Whilst at first glance a second hand home might appear to be cheaper, renovating an old house to the same standards as a new one could see you forking out over £20,000 - once the costs of a new kitchen and bathroom, new heating system, replacement windows, wiring and other updates are taken into account.”

Add that to the fact that buying new is potentially hassle-free, with no upward chain and no chance of being gazumped; plus companies like Redrow can offer a range of incentives to help people secure the home they want - and it makes you wonder why everyone doesn't buy new.

More efficient heating systems and better standards of insulation in new homes means they produce far less ‘greenhouse gas’ and it makes them up to four times more energy efficient than older homes. This, according to a recent survey by British Gas, could mean a £1 saving for every £3 spent. Plus water bills are also likely to be lowipt>because new homes are replete with the latest water efficient fittings in addition to better drain and sewer systems that could reduce the risk of flooding.

Still not enough to tempt you to buy new? Then how about the lure of a blank canvas? You can start afresh with a new Redrow home, choosing from the ‘Indulge with Redrow’ selection of choices, upgrades and optional extras – making your home the one of your dreams. And no living with someone else’s bad taste in décor or DIY disasters!

As beautiful on the outside as on the inside, buying a new Redrow home is the most reassuring choice you can make, adds Simon: “Our homes are built to exacting standards using high quality materials. They feature carefully planned layouts that make the best possible use of available space and light, while interiors can be tailored to individual tastes via the ‘Indulge with Redrow’ choices menu.”

Heather Lea is a popular development, set in a beautiful semi-rural area, between Glasgow and Edinburgh and features a range of properties from bungalows to five-bedroom houses. Current availability includes three, four and five-bedroom properties priced from £178,995 to £306,000.
Diana Newton, Sales Director for Redrow Scotland says: “Heather Lea is attracting both local people and newcomers moving to the area to take advantage of the semi-rural lifestyle. It is already developing into a vibrant community and the development has very much a village feel to it.”

Available homes include the luxurious Wharfe – a five-bedroom detached house with double garage, priced from £305,000.

With its living space arranged over three floors, the Wharfe features a downstairs cloakroom, spacious lounge, separate dining room and kitchen with utility. Moving to the first floor there is the master bedroom with en-suite and walk-in wardrobes, two further bedrooms and a family bathroom , while the second floor houses two more bedrooms and a bathroom.

And Redrow is offering a massive £25,000 reduction on one of these properties – Plot 227 – for a limited time only.

Other incentives available on selected plots include an offer from Redrow to pay the customer’s  five per cent deposit.

Diana added: “It is all about helping to make our customers’ move into their brand new Redrow home as easy as possible, a fundamental element of our ‘re:assure from Redrow’ package of help, advice and incentives
