Why buying a brand new home can save you time, energy - and bags of cash

Buying a new home at Garncroft Wynd, in Glenboig, North Lanarkshire, could mean big savings for home owners and the environment.
More energy efficient, no costly upkeep, cheaper to run, kinder to the environment and protected by the National House Building Council (NHBC) 10-year Buildmark Warranty, buying new is probably a safer, more convenient investment than buying and renovating an old house, says award winning developer Redrow Homes.
Diana Newton, sales director for Redrow Homes (Scotland) says: “Whilst at first glance a second hand home might appear to be cheaper, renovating an old house to the same standards as a new one could see you forking out over £20,000 - once the costs of a new kitchen and bathroom, new heating system, replacement windows, wiring and other updates are taken into account.
“Add that to the fact that buying new is potentially hassle-free, with no upward chain and no chance of being gazumped; plus companies like Redrow can offer a range of incentives to help people secure the home they want - and it makes you wonder why everyone doesn’t buy new.”
Garncroft Wynd has a selection of three and four-bedroom detached family homes with current prices from £178,500 to £217,995. They include essential features of modern-day living such as en-suite to master bedroom, downstairs cloakroom/wc, a garage and, in most cases, a utility room off the fully fitted kitchen.
More efficient heating and insulation in new homes means they produce far less greenhouse gas and it makes them up to four times more energy efficient than older homes. This, according to a recent survey by British Gas, could mean a £1 saving for every £3 spent. Plus water bills are also likely to be lower because new homes are replete with the latest water efficient fittings in addition to better drain and sewer systems that could reduce the risk of flooding.
Diana adds: “The lure of a blank canvas is another attraction of brand new homes. Our customers can start afresh, choosing from the ‘Indulge with Redrow’ selection of choices, upgrades and optional extras to create the home of their dreams; there’s no living with someone else’s bad taste in décor or DIY disasters!
“We also have our ‘re:assure with Redrow’ package, which includes a variety of advice and incentives all designed to make moving as easy and as comfortable as possible from the moment of first enquiry right through until after the customer has moved in. That could be helping them with their deposit or stamp duty, providing carpets and curtains for their new home or helping to sell their existing property so they can trade up.”
Situated in the village of Glenboig, two miles north of Coatbridge and only 10 miles from Glasgow, Garncroft Wynd is popular with buyers who hanker after peace and tranquillity out of the city, but don’t want to compromise on a central location.
There’s good access to the motorway network, with the M73, A80 and M8 all nearby, while Gartcosh railway station is within easy reach offering a regular service to Glasgow Queen Street in less than 20 minutes.
