Buckshaw Village is coming to life

It’s been over five years since preparation work began on a flagship new homes development in Lancashire.  Now a third of the way through, with circa 700 out of 2000 homes built - Buckshaw Village is really taking shape. 

The process of converting the site of the former Royal Ordnance Factory, near Chorley, into a visionary mixed-use scheme by award-winning property developers Redrow and Barratt began in late 2000.  Now five years on the site has become Buckshaw Village and the change has been fantastic. 

Christine Aitken, sales director for Redrow Homes (Lancashire) says: “So much has happened at Buckshaw Village since it launched.  We, along with Barratt, have worked closely with the former landowner BAE SYSTEMS, as well as Chorley and South Ribble Borough Councils and other organisations, to create a vibrant and sustainable community.

 “It has really begun to take shape since the first phase of construction work began in early 2003, with many new homes now occupied and an impressive roll call of regional, national and international organisations committed to the business park.”

 When it is finished the development will feature an exciting combination of new homes, employment, shopping and leisure facilities, close to the established towns of Chorley and Leyland.                                                                                                                    

The new village also features more than two miles of cycle paths.  Redrow and Barratt teamed up with master planners and landscape architects, Cork Toft Partnership and South Ribble and Chorley Borough Councils, to create an extensive new part of the National Cycle Network.

 “The cycle paths have been in constant use and the feedback from residents has been great.  They are a great way of getting around the development and are safe for children,” adds Christine.

 Another highway that has been successful is Central Avenue, the spine road which runs through Buckshaw Village.  The new road links Dawson Lane and Euxton Lane and also divides Buckshaw Village’s residential area from its commercial side, Matrix Park, and Buckshaw Wood.

 For those times when a bicycle won’t do and a car is out of the question, in the future Buckshaw Village may also feature an onsite railway station with park and ride facilities.

 To entice people further, Redrow is giving just about every kind of home buyer the chance to live at this popular development with a choice of properties suitable for the whole range of customers, from first time buyers to families – and everyone in between. 

 Buckshaw Village has already featured 71 properties from Redrow’s innovative Debut range, designed to help first time buyers onto the property ladder. All of these are now sold, but, Redrow are soon to release the next phase of Debut Product.  Planning permission has now been granted and marketing should commence toward the end of October this year.  There is already great interest in this new phase.                                                                                                    

Elsewhere within the development, Worden Court and Worden Manor feature all kinds of homes from two-bedroom apartments to five-bedroom detached houses.

 One person who has definitely decided that Buckshaw Village is his home and shows no sign of moving is the ‘Green Man’ designed by Colin Spofforth.  This ‘living sculpture’ was commissioned by Barratt and Redrow Homes as a landmark feature for the entrance to Buckshaw Village.

 The nine metre tall sculpture is beholden to ‘Mother Nature’ as ivy, clematis, honey suckle and creepers grow around a skeleton of fabricated tubular steel to create a unique vertical garden that stretches to the top of the sculpture’s head and across an arm spam of nearly 36 feet.

 Christine adds: “The sculpture can be seen from the M6 and it is a fabulous symbol for Buckshaw Village.”

 There are currently a range of homes available at Worden Court and Worden Manor.  Prices start from £152,995 and £241,995 respectively.
