£60k homes make Debut in North Cornelly

Thu, May 31st 2007, 11:00

First time buyers desperate to make that first shaky step onto the property ladder will breath a huge sigh of relief with the long-awaited launch of award-winning homes in North Cornelly, priced from below £60,000*.

With first time buyers said to be priced out of the market in 92% of UK towns and young people forced to stay at home longer, Redrow’s Debut range has already been a life-saver for many.

People queued overnight to secure the first properties in Merthyr Tydfil and similar homes in Newport have virtually sold out. At Ewloe, in North Wales, 90 Debut properties sold out in less than 48 hours.

Now it’s the turn of Dôl Gorwel in North Cornelly to experience the phenomenon that is Debut. An exhibition held when plans were first drawn up attracted masses of visitors and dozens of pre-registrations from people keen to buy. It’s expected that many of these will attend next week’s launch at the Celtic Crusaders’ rugby ground, in Bridgend, on Thursday 24th May.

Rachael Davies, area sales manager for Redrow Homes (South Wales), says: “Debut has been a huge success right across the UK, winning national and regional awards for its attempts to tackle the affordability issue.

“Debut combines affordable housing and eco-friendly methods of building, whilst being designed to accommodate the practicalities of contemporary lifestyles without scrimping on style.

“As well as the low entry price, purchasers can use our ‘Easi-buy’ option to defer 10% of the purchase price for up to 10 years, as an interest free sum; and there’s a single monthly service charge to cover water, gas and electricity bills as well as external maintenance and buildings insurance, which makes it easier for first time home owners to budget.

“A legal framework is in place to prevent speculators and buy-to-let investors from purchasing the homes.”

The launch takes place between 3pm and 7pm on Thursday, 24th May, when purchasers will be able to see illustrations, floor plans and DVD walk-throughs of some of the properties. Mortgage advisers and solicitors will be on hand to help take them through the purchase process.

Redrow’s hot air balloon will provide an added attraction at the Celtic Crusaders’  ground, helping to create a celebratory mood among those people lucky enough to book their place on the property ladder.

The Debut properties at Dôl Gorwel will include single-storey one bedroom homes and two-storey one and two-bedroom designs, some with additional study space.

Purchasers who use Easi-buy will be able to get onto the property ladder for an initial outlay of less than £60,000, by deferring payment of 10% of the purchase price on a one-bedroom ‘D1’ style for up to 10 years. This interest free fixed sum can be paid back via occasional lump sums, monthly repayments or in whole at any time within 10 years.

Even the largest two-bedroom Debut properties at Dôl Gorwel will be priced well below the stamp duty threshold of £125,000, without taking Easi-buy assistance into account.

Built to high quality standards, with sustainability and energy efficiency a key factor, much of the cost-saving in Debut homes comes from the way in which they are constructed. The use of lightweight structural steel frame and other modern methods of construction speeds up the build programme without compromising on quality.

Communal heating and hot water systems also provide cost efficiencies, while replacing private gardens with shared outdoor space, maintained by Redrow’s own management company, means Debut properties take up less land than conventional new homes.

Redrow’s Debut launch takes place at the Celtic Crusaders’ rugby ground on Thursday 24th May in Bridgend. Call 0845 676 0290 for further information or go online at www.debutbyredrow.co.uk.
