One year on… Housebuilder’s offices now sought-after development

When Redrow’s Lancashire operation moved its headquarters to Chorley in 2005, it left behind its home of over 30 years in Leigh.
Now one year on, the site has been transformed into a sought-after new homes development.
Lawton Gardens, on Holden Road, was launched in the summer of 2005 after Redrow’s Lancashire operation moved its headquarters to the Buckshaw Village development in Chorley.
Fittingly for one of the UK’s most prolific housebuilders they gained planning permission to transform the redundant office site into a development of brand new homes.
The hugely popular Leigh development, which is already half way sold, was named in tribute to former construction director, Paul Lawton, one of Redrow’s longest serving employees, who sadly passed away three years ago.
Christine Aitken, sales director for Redrow Homes (Lancashire) says: “It is absolutely amazing how this site has been transformed. The old offices, which had outlived their purpose, have given way to a selection of apartments and houses that are proving extremely popular with local people.
“As a house building company, the obvious choice was to build new homes on the land, and the fact we have plots available for home buyers at all stages of the property ladder has really contributed to the success of the development so far.”
Lawton Gardens is a development of one and two-bedroom apartments and two, three and four-bedroom homes so there really is something to suit all lifestyles and tastes - from first-time buyers hoping to step onto the property ladder with a stylish apartment, to fledgling families looking for a larger detached home for a growing family.
“Even when our head quarters were on Holden Road, we could see the potential of the surrounding land, especially as the site was surrounded by mostly residential streets and had the advantage of being within walking distance of the town centre ,” adds Christine.
“Lawton Gardens is less than 10 miles from Manchester and Bolton so there has been massive interest from young professionals and commuters aiming for lower house prices out of the city, but the quiet location off Holden Road has also made it a desirable place for young families and retirees alike.”
With over half the 61 properties sold, Lawton Gardens looks set to sell out soon. Still available are ground and first floor two-bedroom apartments, starting from £116,995 and with Redrow currently offering a ‘£99 move-in’ scheme to help buyers move straight into their new apartments without the worry of having to find a deposit or other fees associated with moving house, there couldn’t be a better time to move.
Christine adds: “The £99 move-in incentive has been designed to aid primarily first time buyers, who may have the income to afford a mortgage but don’t have the funds readily available for moving costs. That said, the scheme has proved popular with all of our customers.”
There are also a very small number of the larger properties. The Lea is a four-bedroom detached house with a single garage. It boasts a large open plan lounge and dining room with a spacious kitchen and cloakroom. The four bedrooms are spacious with the master bedroom boasting an en-suite shower room. Prices start at £219,995.
Lawton Gardens is only a five-minute walk from Leigh town centre and all its amenities, including a host of shops and a large supermarket. Less than a ten-minute drive away from the development is Howe Bridge Sports Centre and Pennington Golf course and with neighbouring towns of Bolton, Wigan and the city of Manchester the area is well connected.
The A580 East Lancashire Road is nearby and offers access to the M6, M61 and M62, while Manchester International Airport is only a half- hour drive from the development.
