Make your home your own

One of the most satisfying reasons to buy off plan is that it allows you to personalise your new home and tailor-make the interior design to your own taste, budget and family’s needs. Buying early enough in the build process means you can usually choose your own kitchen cabinets, worktops, tiling, fireplace, style of your bathroom suite and an array of other fixtures and fittings, as well as adding optional upgrades and extras like carpets or additional plug sockets and USB ports. The list of possibilities is huge and it means your finished home is designed exactly as you want it.

Secure your prime position

Buying a new build can often involve buying your future home ‘off plan’ or, in other words, before it’s been built. There are lots of tools to help you envisage what your completed home will look like, including development site plans, housing floorplans, photographs, videos, computer generated images or fly-throughs and even show homes of the same design, so you can be sure you’ve chosen the perfect home for you. 

Our buyers tell us one of the major reasons for buying off plan is to secure the home they want in their preferred position. Usually, properties on a new development are released for sale in stages as the build progresses, with a number of homes placed on the market in each wave. These are then available to reserve on a first come, first served basis. Many builders will let you know when new properties are due to go on to the market.

At Redrow, you can even secure the home you want before it’s officially released for sale, using our Prime Position service. There’s no need to stand in line on release day, just register for Prime Position, pay a small deposit and have first refusal once it goes on sale. Your deposit is fully refundable if your circumstances change or will be transferred towards your reservation fee if you decide to proceed – so you have nothing to lose.

In a rising property market, once you’ve reserved at an agreed price, you are perfectly placed to take advantage of any upturn in property values, and may even find that similar house designs built later have increased in value (although this is all dependant on current market conditions and plot positions).

Don’t miss out

If you decide to wait, there is no guarantee that your preferred property will be available further down the line (someone else may have placed a Prime Position hold on it, for example) or that the development won’t sell out. Buying off plan could be the difference between securing a new home and missing out. Once you reserve you’ll be given an anticipated completion date so you can plan ahead for your move. As the anticipation builds towards your move in date, you’ll be able to see your home at ‘first fix’ stage (when the property is watertight and cable and pipework have been installed) during one of our hard hat tours.
