Early bird buyers get best choice

Its the early bird that catches the worm… and the quick-off-the- mark homebuyer who gets the pick of the properties!

So those making ‘early bird’ reservations at two new Redrow developments in Lancashire are putting themselves in pole position for securing an outstanding family home.

Canal View, at The Toppings, in Garstang, officially launched earlier this month with a fully furnished Canterbury showhome open for viewing.

Two early birds are already in place – giving people first shout when the individual property they want is released for sale – and a number of people have signed up for Mastermove, which will help them to sell their existing property so they can buy a brand new Redrow home.

Meanwhile, a very healthy enquiries’ database and pre-launch event held locally for Lawson Rise, off Clitheroe Road, in Whalley, has resulted in four early bird reservations at least two months before the development will officially go on sale.

Emma Lafferty, areas sales manager for Redrow Homes (Lancashire), said: “We’ve had lots of interest in both developments.  At Canal View we had 90 people through the door in the first weekend and excellent feedback about the showhome and the location. It’s very handy for the centre of Garstang as well as being close to the Lancaster Canal – we had one boat owner wanting to reserve who’s gone off to find out if he’d be able to get a mooring nearby.                  

“We’ve got people wanting homes that won’t be released until 12 to 18 months down the line and two people were so enthused they wanted to buy the showhome there and then, but unfortunately we need it ourselves for a couple more years!”

Those buying at Canal View – where current prices start from £331,995 for a four-bedroom detached Oxford, with integral garage and en-suite – will save thousands of pounds on stamp duty following changes announced in the Chancellor’s autumn statement.

“The stamp duty bill on the Oxford, for example, will be reduced by £3,360 under the new rules. That’s great news for home buyers,” Emma added.

By committing early in a development’s lifecycle – often before a property is built - purchasers have more opportunity to personalise their home. They’ll have far more choices in terms of kitchen and bathroom finishes, fixtures and fittings and any optional extras that can be built into the home. If they wait until the home is completed and buy what’s known in the industry as a ‘stock plot’, then a lot of those choices will already have been made.

So those making early bird reservations at Lawson Rise, in Whalley, before the showhome is even open are being particularly astute.

“For a refundable £500 deposit, they’re getting the right to first refusal on the home they really want and, when it’s eventually released for sale, they’ll be able to make the most of the choices and optional extras that allow them to put a personal stamp on their home from day one,” Emma explained.

Situated in the charming village of Whalley, close to Clitheroe, surrounded by some beautiful Lancashire countryside and with easy access to Blackburn, Preston and Burnley, Lawson Rise is due to go on sale in February when a four-bedroom Balmoral showhome will be opened.  The development will feature 54 of Redrow’s larger, premium specification four and five-bedroom detached family homes.
