Construction work is well under way at Redrow's Redbridge Park development in Liverpool, ready for its sales launch this summer.
There are 60 homes planned for the Fazakerley site, once home to Redbridge and Bank View High Schools. Work is well on target and, with it, comes a boost for local employment.
Under construction currently are two show homes - a three-bedroom ‘Ludlow’ semi-detached property and a four-bedroom detached ‘Oxford’ - and a marketing suite, before work moves on to the rest of the development.
“We have already got around 25 people working on site on a daily basis, around three-quarters of them from the local area, including the site manager James O'Hanlon,” said Shaun Phoenix, project manager for Redrow in Liverpool.
“One of our joiners is a Liverpool apprentice, and we are in the process of interviewing more apprentices who will start work at Redbridge Park.”
But it's not just the jobs on site which the development will create. Official figures from the Homes Builders Federation (HBF) suggest that each new home built in the UK supports circa 4.3 jobs, which means that the 60 new homes in Fazakerley could ultimately provide work for up to 258 people.
This includes direct and on-site employment, indirect employment within the supply chain – much of it local - and ‘induced’ employment, ie. jobs supported by the wage spending of construction and supply chain workers in shops, services and other businesses.
Redbridge Park will consist of three and four-bedroom detached and semi-detached properties from Redrow's Heritage Collection, which combines traditional exteriors with stylish and modern interiors. It is part of the Liverpool Housing Partnership, a collaboration between Redrow, Liverpool City Council and Liverpool Mutual Homes to create 1,500 new homes across the city, and is the first of Redrow’s partnership schemes to be built in the north of the city.
“We’ve had to accommodate some specification changes as Redrow seeks to constantly improve and refine the design of their homes to maintain the highest standard and quality, but we are doing really well to ensure we are ready for the launch in August,” Shaun added.
“It is going to be a lovely development, with new house types which will really appeal, and will enhance the area too, helping to add to and create community here.”
All of the homes are also being built to be Lifetime Homes compliant, which means they can easily be adapted to suit different stages of people’s lives or changing needs.
Redbridge Park is ideally situated for commuters and families. Fazakerley train station is around 20 minutes away on foot for trains into Liverpool Central. There are shops and amenities locally, including Kirkby Golf Course and, of course Aintree Racecourse, home of the famous Grand National. Liverpool city centre is just 20 minutes away by car and there is good access to the M57 motorway.
