Holly Lodge redevelopment will start by Easter
Developer Redrow Homes has planning permission for 51 new homes and nine refurbished properties in Grade II listed buildings on the site off Mill Lane.
The first sales are anticipated in early 2017.
Historic listed buildings known as Sandheys and Fremont will be sympathetically converted into new homes and the rest of the site will be redeveloped with 51 brand new properties from Redrow’s Georgian-influenced Regent Collection. The new-build properties will be Lifetime Homes compliant - designed to be easily adapted to suit different stages of people’s lives or changing needs.
A historic pond will be retained as a feature of the development, as will the vast majority of mature trees – supplemented by new planting. Redrow will also make a contribution to off-site highway improvements in lieu of public open space.
The new development forms part of the Liverpool Housing Partnership, a long-term, strategic relationship between Redrow, Liverpool City Council and Liverpool Mutual Homes to deliver much needed new housing of all types across the city.
Faye Whiteoak, development director for Redrow, said: “We’re delighted our plans were approved and look forward to redeveloping the site in a sympathetic manner with high quality housing that will be a welcome addition to the city’s housing stock. This will be the first time our Regent Collection has been available in the Liverpool area, while the refurbished properties will offer unique homes with period features.”
Redrow’s Regent Collection evokes the neo-classical Georgian style architecture of the early 19th century so is in keeping with the period in which the original Holly Lodge was constructed. The latter is being demolished having been deemed unworthy of listing by English Heritage due to extensive additions and alterations made during its long-term use as a school.
However, an impressive stained glass triptych screen installed around 1885 and depicting the Jolly Miller has already been restored and relocated in the new Emmeline Pankhurst Building , which forms the centrepiece of the school’s £7 million revamp. The purpose built facility includes new humanities classrooms, arts, music and drama spaces including an activity hall, and a sixth form centre with a central atrium and café area.
Relocation of Holly Lodge Girls’ College and the sale of its former site to Redrow, under the umbrella of the Liverpool Housing Partnership, is making a major contribution to the cost of the city’s Schools Investment Programme.
Cabinet member for housing, Councillor Frank Hont, said: “This is an innovative scheme, with the sale of the land for these much-needed new homes helping fund the fantastic new Holly Lodge Girls’ College. I am pleased that the partnership has been able to retain and improve the listed buildings on the site to protect them for future generations.”
Redrow’s development is expected to create or support hundreds of jobs during the construction stages, with official figures from the Home Builders Federation (HBF) suggesting that each new home built in the UK supports circa 4.3 jobs.
This is the third Redrow scheme to be approved as part of the Liverpool Housing Partnership. Developments in Woolton and Fazakerley have already been given the go-ahead and will launch in 2016.
The strategic partnership aims to deliver 1,500 new homes and bring a further 1,000 back into use across the city. Redrow will provide a range of private sale executive homes while Liverpool Mutual Homes develop affordable housing. Capital receipts generated by the sale of council sites and assets will be reinvested back into the partnership.

Liverpool Housing Partnership
The Liverpool Housing Partnership is an agreement between Liverpool City Council and private developer Redrow Homes, affordable housing provider Liverpool Mutual Homes (LMH) and property contractor Wilmott Dixon to drive up the range and quality of properties in the city.
