Buyers are backing a 'West' Derby winner
With two giant football teams, Liverpool is used to putting money on the Derby, but it’s a different Derby that’s joining the race to the top of the league.
The village of West Derby is scoring increasing success with homebuyers as a top division destination, and fans who invest in this up-and-coming area will not be disappointed with the result, says independent homes expert Rosamond Day.
Rosamond, relationship manager for estate agents Property Perspective, says the area has always been a sought-after location, but a recent renaissance has seen its popularity rise even further.
“West Derby has always been a popular place to live, not least because of its village feel and convenient location, close to such a big city like Liverpool – and Manchester, even – and proximity to the network of north west motorways.
“A lot of people who moved to the area, stayed in the area, perhaps sizing up in the case of families.”
But she adds: “Things are changing more than ever. Families still want to live there and it has a wealth of amenities and schools to make it perfect for them, but a re-birth of the area means West Derby is appealing to more people than ever and making it a superb location for everyone. It’s really up-and-coming.”
Big name supermarkets have made the weekly shop easier with Tesco, Aldi and, even, a new Marks & Spencer Foodhall offering great choice right on the doorstep.
The launch of galleries and new shops at the heart of the village has breathed new life into it, along with a wealth of restaurants from Mexican dining gems to Spanish tapas and Asian eateries. And a collection of trendy but relaxed wine bars offering spirits and cocktails have certainly shaken up the nightlife.
There is a village craft and country fair held on the last Saturday of every month providing a regular event and place for people to meet and gather – and it’s that as much as anything else than has re-energised the area, continues Rosamond.
“Although West Derby was a well-established area there is a real villagey vibe there now and buyers are increasingly keen to live in a place like this. Even young professionals who once wanted to be in the heart of the city, where their work was or where the nightlife was, are moving towards places like this.
“They still have the city close by for work and going out but people nowadays want that community feel, that friendly feel: they want to live in a place where they have old-fashioned contact with people, where they’re not isolated in their homes. They want to live with and near people who will look out for them, who will keep an eye on their homes if they’re away, who they can enjoy a slower place of life with – and where the children can play outside.
“West Derby, with homes by companies like Redrow who are building Regency Manor and Regency Gardens, offers exactly that.
“Beyond it offers great places to meet and eat and drink, as well as places to walk and enjoy fresh air in.”
Redrow’s popular developments in the area offer a choice of styles too, with Regency Manor offering properties from the builder’s Regent Collection, and Regency Gardens featuring homes from its award-winning and ever-sought-after Heritage Collection.
Regency Manor boasts a mix of homes on the former site of Holly Lodge School which has now been relocated. Its terraced, semi-detached and detached properties present a variety of two, three, four and five-bedroom homes with exteriors inspired by traditional Regency period architecture of the early 19th century.
Current available homes start from £199,995.
At Regency Gardens, there are homes available now from £322,995, all hailing from Redrow’s Heritage Collection inspired by the Arts & Crafts era.
While they differ externally, however, both styles boast light and spacious, modern interiors equipped with hi-spec fixtures and fittings and must have features for today’s buyers, and both offer Redrow’s renowned quality and high standard.
Lesley Myers, sales manager for Redrow Homes (Lancashire). “Regency Manor and Regency Gardens offer beautiful homes in a beautiful location; properties in which people want to live in an area in which people want to live.
“At Redrow we are always keen to identify those areas which, while popular now, will become even more highly-desired in the future; because they offer a great lifestyle for people and a better way of living – as do we.”
