If staying at home has changed the way you think about where you live, a move to a new home in West Cheshire could be the change you need.

We are creating a new community at Ledsham Garden Village where we’re building 2,000 homes set amid 100 acres of open space.

Head of sales Anna Evans-Kerr said: “Staying at home has given many people the time to reflect on their housing situation. One of the most common comments made to our sales teams since we reopened is that buyers are looking for more space inside and out. We’ve also heard from first time buyers who’ve been able to save more by staying home, plus those who want somewhere that’s easy to maintain and people who want to be closer to parks, shops and other amenities.”

1. New community
Ledsham Garden Village is more than just a housing development, it’s a sustainable new community taking shape across around 260acres of land. There will be 100 acres of open space and a host of neighbourhood facilities including a school, community building and shop. Plans for the shop and community building, featuring changing facilities, hall space and stage, with parking for 60 cars are expected to be submitted within the next 12 months.

2. Investment
We have committed an investment of £13 million to support the growth of the neighbourhood. Channelled via the local authority, this funding will create a new primary school; support off-site school provision; provide new and improved bus routes and improve health facilities. There will also be a total of 500 affordable homes built.

3. Schools
Access to well-respected schools is important for parents and those planning to start a family, and land for a new primary school at Ledsham Garden Village is scheduled to be handed to the local authority in 2022. In the meantime, there’s a choice of schools nearby including St Mary of the Angels Catholic Primary School, Little Sutton CofE Primary School and Sutton Green Primary School. For older children there’s a choice of Whitby High School, Ellesmere Port Catholic High and Ellesmere Port CofE College.

4. Open space
Access to open space became a priority for many during lockdown and Ledsham Garden Village will eventually offer around 100 acres of open space. This will include a play area with informal natural play and equipped facilities, a football pitch, walkways, allotments and orchards. A large meadow parkland is planned, which will provide a valuable ecological habitat and recreational public space for all.

5. Community spirit
We have celebrated the strong sense of community in the area surrounding Ledsham Garden Village with a series of voluntary community funds which have seen more than £25,000 shared between good causes locally. Funding has helped around 30 projects including schools, youth groups, sports teams and individuals at the heart of the community.

6. Shops
Access to local shops has become a focus for many in the wake of COVID-19 and, Ledsham Garden Village will eventually have its own shop where residents will be able to stock up on essentials. In the meantime, there are local shops stretched out along the nearby A41 through Little Sutton and Great Sutton. High street and designer stores are just 15 minutes away by car at the Coliseum Shopping Park and Cheshire Oaks Designer Outlet Village, along with the second biggest Marks & Spencer store in the world.

7. At your leisure
After months of staying at home, being able to enjoy leisure activities again is a welcome change. The Coliseum Leisure Park offers trampoline, bowling, adventure golf and a cinema, plus a choice of chain restaurants. There’s also the nearby Blue Planet aquarium.

8. Commuter connections
While working from home is “the new normal” for many, there are still those who need to physically go into their workplace and Ledsham Garden Village is a great commuter base. The M53 and A550 Welsh Road are easily accessible, putting Chester, Liverpool, North Wales and even Manchester within easy reach. Nearby train stations at Little Sutton and Hooton offer services to Liverpool and Chester.

9. Choice of homes
With a total of 2,000 homes to be built across Ledsham Garden Village there’s something for almost everyone across the new community from first time buyers to families and those looking for somewhere more manageable in later life. Currently homes are being built across three developments; Oaklands, Sycamore Green and Hawthorn Court with everything from one-bedroom apartments to substantial family homes. Current prices range from £172,995 to £398,995.

10. Help to Buy or Sell
Homes at Ledsham Garden Village are within the price threshold for the Government’s Help to Buy equity loan scheme. It means customers can apply for an equity loan for up to 20% of the property price, leaving them to find only a 5% deposit and a 75% mortgage from a lender of choice. The equity loan is interest free for the first five years. Or for those with an existing property to sell, our own Help to Sell incentive uses local estate agents to find a buyer and makes a contribution to the selling fees.
