While renovating an older house can be a tempting way to step onto the property ladder, the cost savings do not always add up. We’re urging purchasers to do their homework before deciding whether to buy a ‘project’ property or a brand-new home.
We have a number of well-priced homes at Hawthorn Court, part of Ledsham Garden Village where 100 acres of green space is being created within the development.
Simon Bennett, interim sales director for our North West division, said: “When considering investing in your very first property, deciding how you can make your money go further is a huge consideration. Older homes can appear on the surface to offer value for money but their condition can often mean they cost more in the long run due to higher running costs, such as energy bills and ongoing maintenance.
“On average, a brand-new home is 40% more energy efficient than a 10-year-old home and 70% more efficient than one built pre-1990*. This becomes even more important as we spend more time at home, with many people planning to make the switch home working a permanent fixture.
“In addition, we’ve estimated it costs on average £50,000 to bring an old home up to the standard of one of our new build homes**.”
The new community of 2,000 homes at Ledsham Garden Village, off Ledsham Road, will eventually include a shop, community building, allotments, meadow parkland and an orchard.
It provides families with the opportunity to enjoy a fantastic quality of life, with green space on the doorstep.
Beyond the boundaries of the garden village, we’ve also invested £13 million to support the growth of the wider neighbourhood. Channelled via the local authority, this funding will support education, improve health facilities, and provide new and improved bus routes.
Cheshire Oaks is only a short drive away, with its designer outlet village providing a wealth of shopping and leisure opportunities.
Prices at Hawthorn Court at Ledsham Garden Village start from £259,995 for a four-bedroom mews property, offering plenty of room for families to grow.
There are a number of ‘Readymade’ plots available too that will be ready to move into by spring/ early summer and come with valuable extras such as flooring and landscaped gardens included.
No fewer than eight fully furnished show homes are open at Ledsham Garden Village, with visitors asked to make an appointment before visiting.
