Our South East division has secured two further sites in Kent, a 25-acre site in Ebbsfleet and a 28-acre site in Medway. The announcement takes the number of live or forthcoming sites in the division to 16. The two sites in Ebbsfleet and Medway have outline consent for a combined 824 homes, with a gross development value of £283 million.
Alkerden South, Ebbsfleet
The 25-acre site in Ebbsfleet sits within Ebbsfleet Garden City where 15,000 new homes are being delivered including a 900-home community currently being built by us. This latest site in Eastern Quarry has outline consent for 599 new homes, and we will shortly bring forward an initial reserved matters application for 230 contemporary one- and two-bedroom apartments and three- and four-bedroom houses.
The new homes will form part of Alkerden Village and be in a parkland setting with attractive landscaping and biodiversity features. Walking and cycling routes will connect the new residents to the surrounding area, including the high-speed train line from Ebbsfleet International that takes commuters to the Capital in less than 20 minutes.
New residents will benefit from the ongoing investment and enterprise in the local area, including shops, pubs, local schools and office space. In fact, our South East office is based within the existing Ebbsfleet Green community.
Cliffe Woods, Rochester
Our new 28-acre site in Cliffe Woods has outline consent for 225 open-market and affordable new homes. Cliffe Woods is located on the Hoo Peninsula in Medway, with our site located to the west of the village. A third of the site will be formal and informal open space, with the new homes benefitting from a rural location surrounded by orchards and farmlands.
As part of the acquisition, we are contributing over £2.8 million to the local community through a S106 agreement. This funding will go towards education and youth services, sports facilities and improving local transport and cycle routes.
We are progressing an application for detailed consent for up to 225 new homes ranging from two to five-bedroom properties. The homes will be from our award-winning Heritage Collection.
