Canopy / porch
Tiling
Tiles and slates are a natural product so minor blemishes or variations in the texture, finish and colour are common.
Weather conditions may cause damage to your tiles. As this is a natural cause it is not covered as part of your warranty and you should speak to your Buildings Insurance provider.
If you have concerns over the fitting of your porch / canopy tiles then let us know providing relevant photographs of the area of concern. These must be visible when standing 10m from the tiles in natural daylight.
Leadwork
We inspected your home internally and externally prior to your dedicated Home Preview. If you have noticed any missing leadwork since legally completing then contact us, including a photograph showing the area of concern.
Leaking
Your canopy / porch is not designed to be fully watertight and should shield you temporarily whilst opening or closing your front door.
If you notice any leaks contact us as soon as possible with details of the area and relevant photographs showing internal and external damage.
Fitting
Any concerns over the fitting of your porch / canopy should have been raised during your Home Preview or at your Courtesy Check.
Mortar
Mortar can crack over time as it weathers. You should arrange for this to be repaired or replaced as part of your home owner maintenance as it is not classed as a defect nor covered by our warranty.
Sealant
Your porch / canopy is sealed with mastic. This can begin to crack / pull away over time and is easily addressed as part of your home owner maintenance.
Paneling
As your home settles and dries out, the panelling to the porch roof may become loose. Should this happen, let us know and we can organise for our experienced carpenter to attend.
