Your conservatory roof should be cleaned regularly and kept free of dirt and debris as part of your homeowner maintenance. Any damage to the roof should be reported at the time of your Home Preview or Courtesy Check.

Your roof should be water tight. If you notice any leaks, ideally protect the area by capturing the water in a container and contact us as soon as possible with details of the area and any relevant photographs showing internal and external damage.

Guttering

Ensure that your gutters are cleaned regularly to prevent the build up of debris and dirt which, over time, can cause them to leak. If you have checked this and a leak persists, contact us with photographs so that our specialist contractor can attend.

Guttering: damaged

Ensure that your gutters are cleaned regularly to prevent the build up of debris and dirt as, over time, this can cause damage. If you have done this and it is not the cause, contact us with photographs so that our specialist contractor can attend.

Guttering: holding water

Ensure that your gutters are cleaned regularly to prevent the build up of debris and dirt as, over time, this can cause them to hold water. If you have checked this and water is still being held in your gutters, contact us with photographs so that our specialist contractor can attend.

Guttering: fitting

Windows

Windows: ease or adjust

We recommend carrying out regular maintenance of your windows to ensure that they continue to open and close effectively. We suggest using a damp cloth to clean the inside of the frame and opening mechanisms to remove any grit or dirt. Applying a 3 in 1 lubricant oil to the locking system and on the hinges with a clean cloth will help. If you still experience issues then let us know and we will organise for our specialist contractor to attend.

Windows: frames and vents

Should you notice any damage to your window frames and vents both internally and externally, these need to be reported to us at the time of your Home Preview or Courtesy Check. We recommend that you clean the frames and vents regularly as part of your routine home owner maintenance. The vents are fitted to assist with air flow throughout your home; they really help with the drying out process in a new home so it is best to keep them open at all times.

Windows: handles / locks / hinges

It is important to check that your window handles, locks and hinges are all working effectively when you first move in. Any damage should be reported to us at the time of your Home Preview or Courtesy Check.

We recommend carrying out regular maintenance of your windows to ensure that they open and close effectively. Please keep your window keys in a safe place. We do not have any spare keys and so are unable to provide these should they be lost or misplaced.

Windows: sealant

Your conservatory frame is sealed with mastic both internally and externally to ensure that it is water tight where it meets the main house. As your home naturally settles and dries out, it is common for the mastic to loosen and pull away. This can be easily dealt with during routine home owner maintenance and is not considered a defect.

Windows: glazing

We make every effort to protect your glazing right up until the moment we hand you the keys. Very occasionally marks or scratches can be made and these can only be seen in different lights. Certain minor imperfections are acceptable provided they are not obtrusive or bunched, these include bubbles or blisters, hairlines or blobs, minute particles, fine scratches not more than 25mm long.

If scratches and / or marks are visible in natural daylight when standing 2m from the window then we will repair or replace the glazing as long as these are reported to us at your Home Preview or Courtesy Check.

Windows: window sills

Your window sills are hand fitted and painted. If you have any concerns with the fitting or painting, check if those concerns are visible in natural daylight when standing 2m away from the sill. If they are then we will attend to them.

You may wish to paint the sills over time and will be able to find details of the paint make and colour that we used in your Redrow Homefile.

Windows: leaking

Condensation can appear on your windows, especially during the autumn and winter months when it is cold outside. In the first instance, ensure that any water found is not a build up of condensation. If you have a leak that has not been caused by condensation then do let us know.

Patio

Patio/ French doors: ease or adjust

As your home naturally dries out and settles, your external doors may need easing and adjusting to make them operational.

We recommend that you use a 3 in 1 lubricant oil and apply it to the opening mechanism; lift the handle up and down to allow it to soak in.

Clean the frame and door runners to remove any grit or dirt, and apply the lubricant to a cloth to wipe onto the hinges.

If you continue to experience issues then one of our Maintenance Technicians or the specialist contractor will be able to attend to assist.

Patio / French doors: frames

Your patio or french door seal is designed to ensure that your doors are water tight, allowing water to run from the glazing onto the sill. The sills are usually fitted with drainage caps to assist with this. Any damage to your sill must be reported to us at your Home Preview or Courtesy Check.

Patio / French doors : leaking

Water can occasionally sit on the patio door runners, as an example during rainfall, this is not a fault, they are designed to incorporate drainage channels. However, should your patio doors be leaking internally report this to us as soon as possible. If you can locate where the leak is coming in and provide photographs it will really help us.

Please note that if you have carried out any landscaping work in your garden which has changed the levels or altered the drainage outlets this may be causing the problem. If this is the case then it will not be covered by our warranty.

Electric panel heater : not working

Firstly check that the panel heater is turned on and the controls are set correctly. Any damage to the panel should be reported to us at your Home Preview or Courtesy Check. If the heater is not working as expected, please let us know and we will organise for our specialist contractor to attend.

Underfloor heating (if fitted) : not working

Your underfloor heating mains is within the consumer unit (fuse box); check this first to ensure the isolation switch is turned to the 'on' position.

Next check that the thermostat controls for the underfloor heating are set; the temperature you choose will need to exceed the current room temperature in order for the underfloor heating to activate.

You also need to ensure that you are using the correct thermostat to set that zone.

It is common for underfloor heating to take longer to warm up (compared to conventional central heating systems), as it has to heat the entire floor area at the same time rather than an individual radiator.

It is important to remember that the underfloor heating is there to warm the air and not your feet, some variation in temperature can be felt on the floor.
