Damage

Our garage doors are supplied by a national company, fitted by a specialist contractor and hand painted by our experienced painters.

Occasionally damage can occur when we are putting the finishing touches to your home. Should you notice any damage to your garage door or the fittings, this should have been raised during your Home Preview or at your Courtesy Check.

Doors can become marked over time and with frequent use. If you need to attend to this you can find details of the paint we have used in your Redrow Homefile.

Ease or adjust

As your home naturally dries out and settles, your garage door may need easing and adjusting.

We recommend that you use a 3 in 1 lubricant oil and apply it to the mechanism; turn the mechanism and allow the lubricant to soak in. Clean the frame to remove any grit, dirt or cobwebs, and apply the lubricant to a cloth to wipe onto the hinges. If you continue to experience issues then let us know. 

Frames

Should you notice any damage to your garage door frame both internally and externally, this should have been raised during your Home Preview or at your Courtesy Check.

We recommend carrying out home owner maintenance to the frames by cleaning them regularly with warm water and a damp cloth..

Handles/locks/hinges

Your door handles, locks and hinges should have been checked when you first moved in.  Any damage should have been raised during your Home Preview or at your Courtesy Check.

We advise all homeowners to carry out regular maintenance of your doors to ensure that they open and close effectively. We suggest using a damp cloth to clean the inside of the frame and opening mechanisms to remove any grit or dirt. Applying a 3 in 1 lubricant oil to the locking system and on the hinges with a clean cloth should help.

Keep all keys safe as we do not keep any spares. If you still experience issues then let us know and we will organise for our garage specialist to attend.

Paint/finish

You must be able to see the damage or paint issues when standing at least 3m from the door in natural daylight.

Bear in mind that paint does fade over time and the paint may chip as you use the door. This would not be covered as part of your warranty but you can find details of the paint we have used in your Redrow Homefile.

Missing parts

Your garage door will have been checked by us and you prior to your legal completion.

If you notice any missing parts once you have moved in, these should have been raised as part of your Courtesy Check.

Your garage door frame will be sealed once fitted to prevent any excess water entering through the frame.

The garage door frame sealant, otherwise known as mastic, may loosen as your garage naturally dries out and settles. This should be attended to as part of your home owner maintenance and is not be classed as a defect.

Be aware that garages are not water-tight and if they are detached they are constructed with a single-skin brickwork. We recommend that you do not store anything that could be damaged by water in your garage as this will not be covered by our warranty.

Selant

Glazing

Glass should be checked in daylight from a minimum distance of 2m (3m for toughened, laminated or coated glass such as your garage).

Certain minor imperfections are acceptable provided they are not obtrusive or bunched, these include bubbles or blisters, hairlines or blobs, minute particles, fine scratches not more than 25mm long.

Any concerns with glazing should have been raised as part of your Courtesy Check.

Remote control/electrics

Make sure you have programmed your electric garage door by pairing the remote with the motor.

We recommend that you refer to the manual that was provided to you upon completion. If you have an issue that you are unable to overcome with this guidance then let us know.

The door may need resetting in windy weather so follow the instructions for this.

Leaking

Garages are not water-tight structures and if they are detached they are constructed with a single-skin brickwork.

We recommend that you do not store anything that could be damaged by water in your garage as this will not be covered by our warranty.

If you notice a leak from the garage roof, firstly check that this has not been caused by the weather conditions. If bad weather (eg. storm damage) has caused the leak then contact your Buildings Insurance provider. If you believe a leak has been caused by poor fitting then let us know as soon as possible providing any internal and external photographs.
