Turf

If you organised for your own turf to be fitted, contact your supplier and/or contractor directly about any concerns.

If our professional landscapers supplied and laid your turf, it is vital that you regularly maintain it as part of your home owner maintenance.

We recommend watering it regularly and not cutting the turf for the first 4 weeks and, in the early days after it has been laid, we suggest you don't walk on it without first placing a plank of wood underneath your feet, this will stop undulations and divots appearing.

Ideally keep animals off the turf to prevent discolouration and turf dying. We also advise feeding your turf in Spring and Autumn to keep it in good condition.

We take photographs of your garden throughout the construction of your home so if you have concerns about the soil or turf let us know and we will check our records to ensure that it has met our standards.

If you experience issues such as mushrooms or leather jackets, these are natural causes and not covered by your warranty.

Soil

We provide a minimum thickness of topsoil and, as part of the ground preparation, any building debris or old foundations within 300mm of the ground surface will have been removed.

We strongly recommend that if you did not purchase turf from Redrow that you do not leave the soil open to the elements for too long as this can have a detrimenatal effect. It is common for ground / topsoil to compact over time and we recommend that you aerate it as part of your garden maintenance.

If you experience issues with your turf and soil such as mushrooms or leather jackets, these are natural causes and not covered by your warranty.

Levels

The majority of our gardens are not completely level to assist with natural drainage. You will have been made aware of your garden levels when viewing the plans of your home during your reservation.

Over time, variations in surface levels and finish, including scuffing and pitting, may arise due to settlement, natural ground movement and foot traffic (people walking on the grass); these are not classed as defects.

Drainage covers should align with adjacent ground surface finish but if turf and soil settles there may be a slight difference over time. If this happens we suggest top dressing the area and re-seeding.

Water logged

In some parts of the country, particularly where soil has a high clay content, it is common for gardens to waterlog in winter months and be very dry during summer. This is not a defect as is a natural occurrence. 

General garden maintenance can assist, including aerating the soil and turf at regular intervals throughout the year.

If you have water logging within 3 metres of the habitable parts of your home let us know and we will inspect these to ensure that adequate drainage is in place. It is also worth remembering that if you carry out work in your garden, adequate drainage should be considered.

Planting

Shrubs and plants in your garden should be maintained as part of your home owner maintenance.

We recommend watering them regularly and pruning as required. Should you have any concerns over plants, this should have been raised during your Home Preview or Courtesy Check.

Planting in communal areas will be attended to by your Management Company.
