Buying early enough in the build process means you can usually choose your own kitchen cabinets, worktops, tiling, fireplace, style of your bathroom suite and an array of other fixtures and fittings, as well as adding optional upgrades and extras like carpets or additional plug sockets and USB ports. Secure your prime position
Buying a new build can often involve buying your future home ‘off plan’ or, in other words, before it’s been built. There are lots of tools to help you envisage what your completed home will look like, including development site plans, housing floorplans, photographs, videos, computer generated images or fly-throughs and even show homes of the same design, so you can be sure you’ve chosen the perfect home for you.
Our buyers tell us one of the major reasons for buying off plan is to secure the home they want in their preferred position. Usually, properties on a new development are released for sale in stages as the build progresses, with a number of homes placed on the market in each wave. These are then available to reserve on a first come, first served basis. Many builders will let you know when new properties are due to go on to the market.

Don’t miss out
If you decide to wait, there is no guarantee that your preferred property will be available further down the line (someone else may have placed a Prime Position hold on it, for example) or that the development won’t sell out. Buying off plan could be the difference between securing a new home and missing out. Once you reserve you’ll be given an anticipated completion date so you can plan ahead for your move.
