We’ve partnered with Bellway and acquired a strategic site adjoining Moulsham Hall, Great Leighs from Moulsham Hall Estates that will deliver an entirely new community and amenities to cater for local needs.
The site is allocated as a New Housing Site within the Strategic Growth Site Allocation for Great Leighs contained in the Chelmsford Local Plan, which was adopted in May 2020.
Together with Bellway and Moulsham Hall Estates, who have retained further development land, we will bring forward plans for the new community which is likely to include around 750 new homes. A mix of homes for all ages and requirements will be available together with a variety of community amenities including affordable housing, a neighbourhood centre and a new primary school with co-located early years and childcare nursery.
The development will occupy a sustainable location, close to existing public transport, shops, employment opportunities and community services. Alongside the new homes and community facilities, the development will provide significant financial investment into local infrastructure and facilities.
Richard Burrows, Managing Director for Bellway Essex, said: “This represents an important opportunity to create a cohesive and inclusive community which will include affordable housing to ensure there is an opportunity for everyone to live in the area, as well as public open spaces and the provision of a much needed new primary school, early years and child care nursery site to meet our aim of delivering sustainable new developments, both for today’s buyers and future generations of Great Leighs.”
“Great Leighs’ attractive location has already proven extremely appealing to buyers at our nearby development, The Furlongs, where 100 homes are being built off Main Road. We intend to build on our commitment to deliver new housing in Great Leighs and are looking forward to offering more housing in this area.”
Julian Larkin, Managing Director at our Harrow Estates division, said: “We are thrilled to be involved in Great Leighs and look forward to working closely with Bellway and Chelmsford Borough Council to deliver a balanced community which is centred around our placemaking principles. Together, we’ll be creating a thriving community with numerous benefits including the provision of housing, community facilities and connections to nature, to promote social cohesion and general personal wellbeing. It will be a flagship community for our active Eastern division, perfectly complementing other schemes in the area where we are experiencing high demand for our Heritage Collection of Arts & Crafts homes.”
John Holmes, Director at Moulsham Hall Estates, commented: “This is an exciting project that we have been working on for over 5 years that has now come to fruition. We are looking forward to commencing on our adjoining land holdings to provide homes for all generations and the new village centre that will consist of a mixture of shops, restaurants, business hub, medical centre and a community building. These facilities will complement the new homes being built by Redrow and Bellway of whom we are delighted to be working with.
“Along with the regeneration of the racecourse we are looking to create a vibrant, prosperous and sustainable environment providing opportunities to local people.”
