When the reality of home renovation hits, homeowners may wonder why they didn’t just buy new to begin with.
With this in mind, we are aiming to save buyers time, money and stress with its brand new homes at Ledsham Garden Village, in West Cheshire.
Hawthorn Court, one of three outlets within the popular garden village, has a range of mews-style properties that will leave buyers wondering “why bother?” to do an older property up when they could have a brand new Redrow home instead.
Anna Evans-Kerr, head of sales at our North West says: “If we haven’t experienced it ourselves, then we all know someone who has had a home renovation disaster. And it is sometimes easy to see the appeal of doing up an older house when we see before and after photos on social media, but what we don’t see is the pain they had to go through to get their house looking that good!”
Insurance firm Aviva estimated the annual cost of DIY disasters in the UK at £7 billion, with UK adults now more likely to know how to set up a social media account than unblock a sink, bleed a radiator or put up a shelf. Nearly a third of us end up paying a professional to fix our DIY fails.
“Moving into a brand-new home eliminates the stress and hassle of organising multiple projects and room renovations,” Anna adds.
The three and four-bedroom homes at Hawthorn Court are priced from only £259,995 to £312,995 and offer plenty of space for homeowners to be flexible meaning they can still make a house a home. They also have lots of options to personalise their new home via specification choices and optional extras available through MyRedrow.
Anna continues: “Some buyers may see buying an older property as a more affordable option, but we estimate it can cost £50,000 to bring an old home up to the standard of a new-build** by the time you factor in things like new windows and doors, a new boiler and central heating system, replacing the kitchen and bathroom and complete redecoration. The benefit of buying new is that all the work is done, plus a new home is protected by the NHBC Buildmark or equivalent 10-year warranty giving buyers extra peace of mind.”
Some homes at Hawthorn Court will also qualify for the current Help to Buy scheme, meaning customers can apply for an equity loan for up to 20% of the property price; leaving them needing only a 5% deposit and a 75% mortgage from a lender of choice. The equity loan is interest free for the first five years.
And buyers at Hawthorn Court will be well positioned as the development is surrounded by all the essentials, including local shops stretched out along the nearby A41 through Little Sutton and Great Sutton, over 100 acres of open space and great commuter connections. Ledsham Garden Village is also just eight miles outside Chester city centre and five miles from the popular Cheshire Oaks Designer Outlet.
A brand new Kensington show home is opening at the end of October at Hawthorn Court, adding to the seven fully furnished show homes that are already promoting our other outlets at Ledsham Garden Village. The existing show homes and sales centre are open daily, with new social distancing measures in place to ensure the safety of customers and staff.
