We’re pleased to announce that we have secured planning permission for two new communities across West Sussex, delivering 240 homes in total. The decision from Arun District Council (ADC) takes our total number of live developments in the region to six, with further proposals for two sites in the pipeline, subject to planning.
Meadow Gardens, Yapton
Expected to launch in March 2021, the first scheme will bring 145 new homes to Yapton. Spanning two adjacent sites, the 21.1acre parcels of land will be transformed into Meadow Gardens, our first community in the village.
The development will comprise a range of two- to four-bedroom homes, and 30% will be affordable. Part of our award winning Heritage Collection, the homes are inspired by the Arts & Crafts architectural movement of the 1930s. Exteriors are intricately designed with traditional features such as gable ended roofs, while interiors are spacious, bright and flexible, with high ceilings, large windows, open plan living and integrated appliances.
The community has been designed around a central village green, representing the focal point of the development. The green forms part of a wider 3.3 hectares of open space and landscaping, with a green corridor along the southern and eastern edges of the development. We are also investing in the wider community, with s106 contributions towards primary and secondary education, local fire services, sports facilities, highways and a library.
Windmill Views, Barnham
The second scheme granted permission by ADC will deliver 95 homes in Barnham, the village to the west of Yapton. The nine-acre site along Yapton Road was acquired from West Sussex County Council (WSCC) in February this year and will now be transformed into Windmill Views, with the official launch expected in late January 2021.
Similar to Meadow Gardens, the homes built at Windmill Views will be taken from our Heritage Collection, benefiting from the same high-quality exterior features and modern interiors. With two- to four-bedroom houses, the new community will offer a range of homes to suit a range of buyers and lifestyles, with 30% available at affordable tenure.
As well as the 95 homes, we will be providing green open space, a cycle path and walkway through the development, connecting to the wider community. Through s106 contributions, we are also investing in new community facilities, local library, education and fire services.
Windmill Views will be located adjacent to Murrells Field and the Barnham Community Hall and is a five-minute walk from Barnham railway station, in the centre of the village.
Meadow Gardens is situated to the north of Yapton which is one of the six villages in West Sussex. Windmill Views’ and Meadow Gardens’ residents will fully benefit from Barnham’s connectivity, with trains to Chichester taking just seven minutes and direct trains to London Victoria in under one hour and 30 minutes. From Meadow Gardens, Barnham train station is a five-minute drive away, while Ford train station is four minutes.
The sites add to our four existing communities in the region – Penlands Green and Penlands Grange in Haywards Heath, New Fields in Chichester and Ashdown Vale in Barnham. We are continuing to expand across West Sussex, with proposals under consideration for a second development in Chichester, and a large-scale re-development in Ford. In partnership with Wates Developments, we have submitted proposals for the high-profile, 900+ acre Ford Airfield, which is earmarked for 1,500 new homes and a host of new community amenities.
