Horsforth Vale welcomes final families after two redundant industrial sites are transformed into brand new thriving community
Adjoining developments on the edge of Horsforth have come a long way since the first homes were launched back in July 2014.
Since then, the regeneration of two former industrial sites - the Clariant Works and Riverside Mills - has welcomed over 500 families into their new homes and is a great example of semi-rural regeneration.
Steve Jackson, sales director for the Yorkshire division says they have created a community that has a true village feel with its own sense of place: “Seeing Horsforth Vale complete is a really proud moment for everyone involved. When we acquired the Clariant Works, followed by Riverside Mills a few years later, we knew we wanted to build homes that respected their surroundings and would appeal to a wide range of buyers. We have done what we set out to achieve and now have a real mix of customers who are happy to call Horsforth Vale home.”
The 65.5 acre site is bordered by the River Aire and the Leeds-Liverpool Canal and the homes are far more in keeping with the semi-rural surroundings that the old industrial sites they have replaced.
And it isn’t just the homes that have made an impact.
Almost £14 million of community contributions have been made, including £7 million worth of affordable housing, £948,000 towards local education and £1.76 million to provide a new bus service between Horsforth Vale and Horsforth train station along with two new bus stops.
As well as this, we’ve made significant off-site highway and footpath improvements. There have also been enhancements made to local sports fields and a pavilion that we will continue to maintain.
In keeping with the our ‘Thriving Communities’ ethos that aims to create better places for people to live, Horsforth Vale includes numerous areas of green, open space for everyone to enjoy. A central village green is connected to the rest of the development by footpaths through existing trees and areas of woodland and grassland that link the development to the river and amenities of Horsforth. There has also been a new play area and allotments installed.
Steve adds: “We wanted to provide customers and the local community with somewhere that would enhance their lifestyles and encourage them to use all the fantastic infrastructure such as the open space and paths that link the development to the local area. We also built two retail units that have been occupied by a convenience store and beauty salon that are run by people from the local area.”
Whilst the last legal completion at Horsforth Vale represents the ‘end of an era’ for us in Horsforth, there are nevertheless still plenty of opportunities for potential home buyers to own a new home in or near to Leeds.
The Poplars and Aspen Park at Roundwood, in Garforth, are repeating the formula of regenerating a redundant industrial site. This time it’s the old Stocks Blocks production facility that’s being replaced with high quality two, three and four-bedroom homes, where current prices range from £234,950 to £416,950.
Thorpe Park, Leeds, meanwhile, is creating a brand new residential environment alongside the city’s popular business, retail and leisure destination. Homes here are currently available from £199,950 to £464,950.
