New Land Director spearheads growth in Lancashire and neighbouring counties

Redrow's new land director for the Lancashire division – which includes large parts of Greater Manchester and Merseyside – is reflecting on an astute career choice almost three decades ago.

Karl Longworth, from Winstanley, near Wigan, studied for a combined BSc (Hons) degree in law and land use.

“When I graduated I decided that being a solicitor would be ‘boring’ and opted for a career in housebuilding instead, joining the industry as a graduate trainee,” Karl explains.

It’s a choice that appears to have paid off, with Karl subsequently rising through the ranks to land director after a 16 year ‘tenure’ with the Chorley-based housebuilder.

“I’ve only worked for three housebuilders in my career and the majority of that time has been with Redrow, firmly working on the philosophy that the grass is not always greener on the other side,” he adds.

As a result of staying on the Redrow side of the fence, Karl now heads up a busy and successful land team that is firmly focused on acquiring new sites for development, especially in Greater Manchester and along the M62 corridor. Recent acquisitions have included major tranches of land in Walkden, Prestwich and Oldham; and the company has forged a unique housing development partnership in Liverpool with the City Council and Liverpool Mutual Homes. 

“Our role in the land department is to find the raw material that drives the business,” Karl says. “Each land acquisition is unique in its own right and all our purchases are equally satisfying. We work hard to gain interest in targeted sites and we concentrate on quality rather quantity.”

Acquiring new sites is vital for the company’s ongoing success and it relishes the challenge of almost any site – witness the total transformation over the last 12 years of the former ROF Chorley site to create the new mixed-use community that is Buckshaw Village.

“Crucially, Redrow has both the funds to act fast and the technical expertise to create solutions for complex sites,” Karl explains.

During the financial year ending June 30, 2015, Redrow’s Lancashire division purchased nine new sites which, once complete, will have a total sales value in excess of £145 million, while stimulating dozens of new jobs and bringing a host of other economic benefits to local communities.
