East Herts District Council has approved planning consent for the first phase of new homes located to the East of Stevenage off Gresley Way.
The phase will comprise 253 homes and follows our securing outline planning consent for up to 618 homes for the entire site which was approved by the Council in December 2020.
The 93-acre site has been named Hazel Park and will contain homes and apartments ranging in size from two to five-bedrooms. Within the 618 new homes, affordable provision is also secured at 40%, through a mixed tenure of shared ownership and affordable rent.
Large areas of the development will be designated green open space, including wetland habitats and trees planted throughout the northern and southern sides of the site.
The new community will also feature land allocated for a primary school and preschool, 6 self-build plots, a care home, assisted living homes and a local retail and community centre.
Construction on this first housing phase is due to start in the Autumn, and the community is expected to launch to market in January 2023.
Kerry McCoubrey, Sales Director for Eastern, commented: “We are excited to be delivering the first phase of homes in Stevenage. This is a significant milestone for the business, meeting local housing need and providing a wide range of options in terms of size and affordability, catering for a diverse mix of buyers across the property ladder.
Benefitting from excellent connections and surrounded by an abundance of green open spaces, we anticipate that Hazel Park will be an incredibly popular place to buy a home and we look forward to starting construction work.”
The site is favourably located, with the nearby A1 enabling easy access for commuters who can reach London in under an hour and a half by car, and direct services from Stevenage railway station to London King’s Cross in just 24 minutes.
Alongside the new homes and community facilities, the development will also unlock improvements to local highways infrastructure, as well as new on and off-site pedestrian and cycle routes, and a central bus-only route onto Gresley Way to support an extended bus service.
